Nothing produced by Número Claro constitutes individualized investment advice or a recommendation to buy, sell, finance, refinance, renovate, rent, hold, or otherwise transact with respect to any property.
Users remain solely responsible for their decisions.
5. NOT AN APPRAISAL

Actual values may materially differ from:
a licensed appraisal; sales price; lender valuation; tax assessment; CMA; BPO; inspection findings; or future market value.
6. NOT A CREDIT OFFER OR LOAN APPROVAL
Any financing calculation displayed by Número Claro is an estimate only.
Nothing on Número Claro constitutes:
a credit application; loan approval; preapproval; commitment to lend; Loan Estimate; rate lock; underwriting decision; guaranteed interest rate; or guarantee of qualification.
Actual financing depends on the lender, borrower, property, credit profile, income, assets, appraisal, loan program, market conditions, and applicable law.
Use of Número Claro does not automatically create a mortgage broker, loan officer, lender, fiduciary, financial adviser, or real estate brokerage relationship with the Company.
Any separately provided regulated service will be subject to its own agreements, disclosures, licensing requirements, and terms.
7. NÚMERO CLARO SCORES
Número Claro may generate proprietary scores, ratings, colors, classifications, percentages, risk levels, or other indicators.
These are analytical tools intended to simplify comparison.
A favorable score does not guarantee:
profitability; appreciation; financing; refinancing; rental income; occupancy; resale; cash flow; property condition; construction costs; investment returns; or absence of loss.
An unfavorable score does not necessarily mean a property cannot be profitable under different assumptions.
Número Claro Scores are not guarantees.
8. THIRD-PARTY DATA
Número Claro may obtain data from government records, public databases, commercial databases, APIs, websites, mapping providers, real estate information providers, and other third parties.
We do not control the creation or updating of all third-party data.
Such information may be inaccurate, delayed, incomplete, duplicated, inconsistent, or outdated.
Users must independently verify material information before relying upon it.
9. RENT ESTIMATES
Rental amounts displayed by Número Claro are estimates only.
Actual rent may vary based on condition, location, improvements, inventory, demand, concessions, management, tenant quality, seasonality, legal restrictions, HOA restrictions, and other market conditions.
Número Claro does not guarantee that a property can be rented for any displayed amount or within any particular time period.
10. PROJECTIONS
Financial models and forecasts are hypothetical scenarios based on assumptions.
Actual results may differ materially.
Variables may include:
interest rates; taxes; insurance; HOA expenses; maintenance; vacancies; management fees; rent; repairs; construction costs; labor; utilities; commissions; financing; property values; market conditions; regulatory changes; and economic conditions.
PAST OR PROJECTED PERFORMANCE DOES NOT GUARANTEE FUTURE RESULTS.

Some calculations depend on information entered by the user.
Users are responsible for the accuracy and completeness of such information.
Incorrect inputs may produce incorrect outputs.
Número Claro is not required to independently verify user-provided information.
12. ARTIFICIAL INTELLIGENCE AND AUTOMATION
Número Claro may use artificial intelligence, automated systems, algorithms, and statistical models.
Automated systems may make mistakes, misinterpret data, omit relevant information, or generate inaccurate results.
Users should independently review material conclusions before making significant financial decisions.
13. DUE DILIGENCE
Número Claro does not replace property-level due diligence.
Users should independently investigate matters that may include:
title; liens; taxes; zoning; permits; surveys; flood zones; HOA restrictions; deed restrictions; structural condition; foundation; roof; HVAC; electrical systems; plumbing; environmental issues; insurance availability; appraisal; inspection; rental restrictions; licensing; and municipal compliance.

Users assume responsibility for evaluating such risks.

Nothing in these Terms transfers ownership to the user.
21. REPORT PURCHASES
Individual reports are digital products.
Once a report has been generated, processed, or made available to the user, the purchase is final and non-refundable except where required by law.
A refund will not be issued merely because:
the score was unfavorable;
the user no longer wants the property;
another professional reaches a different conclusion;
market conditions change;
an appraisal differs;
rent estimates differ;
financing changes;
or the user decides not to proceed.
If a payment is successfully collected but Número Claro fails to generate or make the report available due solely to a verified technical failure of Número Claro, we may, at our option:
regenerate the report;
provide an equivalent report credit; or
issue a refund.
22. REPORT CREDITS
Unused report credits may be subject to the validity period, plan terms, or restrictions clearly disclosed at purchase.
Once a credit has been used to generate a report, that credit is considered consumed and is generally non-refundable.
23. SUBSCRIPTIONS
Número Claro may offer monthly or annual subscriptions.
Subscriptions are billed in advance and automatically renew until canceled.
Before subscribing, users will be shown the applicable price, billing frequency, and recurring nature of the subscription.
By subscribing, the user authorizes Número Claro and its payment processor to charge the selected payment method on a recurring basis.
24. CANCELLATION
Users may cancel a subscription at any time through the cancellation method provided by Número Claro.
Cancellation prevents the next renewal charge.
The user will retain access through the end of the period already paid for.
Example:
If a monthly subscription renews on the 10th and the user cancels on the 15th, access continues until the end of the current paid billing period, but the subscription will not renew for the following month.
25. NO PARTIAL REFUNDS
Except where required by law, Número Claro does not provide prorated refunds or credits for:
partially used billing periods;
unused days;
failure to use the Service;
or cancellation after a renewal payment has already been processed.
26. REFUND EXCEPTIONS
Número Claro may voluntarily issue a refund or account credit in exceptional circumstances.
Doing so on one occasion does not create an obligation to do so in future cases.
Mandatory rights that cannot legally be waived remain unaffected.
27. PAYMENT PROCESSORS
Payments may be processed by third-party payment providers.
Número Claro does not necessarily store full payment card information.
Use of third-party payment services may also be subject to their terms and privacy policies.

Nothing in this provision limits liability that cannot legally be limited.

38. BINDING INDIVIDUAL ARBITRATION
PLEASE READ THIS SECTION CAREFULLY.
Except for disputes that legally cannot be arbitrated, eligible small-claims matters, and appropriate requests for injunctive relief concerning intellectual property, disputes that cannot be resolved informally will be resolved through binding individual arbitration administered by the American Arbitration Association under the applicable AAA rules.
ARBITRATION WILL TAKE PLACE ON AN INDIVIDUAL BASIS ONLY.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE PARTIES WAIVE THE RIGHT TO A JURY TRIAL FOR CLAIMS SUBJECT TO ARBITRATION.
Nothing in this section waives rights that cannot legally be waived.
39. CLASS ACTION WAIVER
TO THE MAXIMUM EXTENT PERMITTED BY LAW, CLAIMS SUBJECT TO ARBITRATION MUST BE BROUGHT INDIVIDUALLY AND NOT AS A PLAINTIFF, CLASS MEMBER, OR REPRESENTATIVE IN A CLASS, COLLECTIVE, CONSOLIDATED, OR REPRESENTATIVE ACTION.
40. ARBITRATION OPT-OUT
A user may opt out of the arbitration provisions by sending written notice within thirty (30) days after first accepting these Terms.

For disputes not subject to arbitration, the parties consent to appropriate state or federal courts located in Dallas County, Texas, unless applicable law requires otherwise.

49. GEOGRAPHIC DATA AVAILABILITY
Real estate records, disclosure requirements, and data availability differ among states, counties, cities, and other jurisdictions.
In jurisdictions where transaction prices, dates, or other property information are not publicly disclosed or are restricted, Número Claro may receive incomplete public records or may rely on lawfully licensed third-party information, listing information, statistical models, or other permitted sources.
The effective or retrieval date shown in a report identifies when Número Claro requested or processed available information. It does not mean that every underlying record was created, verified, or updated on that date.
Data confidence, comparable count, geographic coverage, and model reliability may therefore vary by property and jurisdiction.
50. LOCAL LAWS AND PROPERTY COMPLIANCE
Número Claro does not determine whether a proposed purchase, sale, renovation, rental, refinance, occupancy, or other transaction complies with federal, state, county, municipal, HOA, or other requirements.
Users must independently confirm matters that may include zoning, building permits, construction codes, rental registration or licensing, short-term-rental restrictions, rent stabilization or rent control, occupancy rules, HOA and deed restrictions, flood zones, environmental conditions, insurance requirements, taxes, utilities, and local inspection requirements.
The presence of a calculation, estimate, score, or favorable result does not represent legal approval or regulatory compliance.
51. PROPERTY ESTIMATES AND REGULATED USE
Any automated or model-assisted property value, rental value, ARV, comparable selection, or confidence indication is an estimate for general informational and educational use. It is not a certified appraisal, appraisal review, broker price opinion, comparative market analysis, title report, inspection, consumer report, credit score, or legally required valuation.
The ordinary Service is not designed for a mortgage originator, lender, secondary-market issuer, appraiser, insurer, housing provider, employer, or other regulated person to satisfy legal obligations applicable to a covered credit, appraisal, underwriting, eligibility, or other regulated decision. Such persons are solely responsible for obtaining required valuations, notices, consents, testing, reviews, and professional advice.
52. FAIR HOUSING, CONSUMER REPORTING, AND NONDISCRIMINATION
The Número Claro Score evaluates a property and stated economic assumptions. It does not evaluate an individual's creditworthiness or eligibility for housing, credit, insurance, employment, or another legally significant service.
The Service is not a consumer reporting agency and its reports are not intended to be consumer reports under the Fair Credit Reporting Act.
Users may not use the Service or its data to discriminate, exclude, steer, target, or make decisions concerning individuals based on protected characteristics or in violation of fair housing, fair lending, consumer reporting, privacy, marketing, or solicitation laws.
